How long does the permit really take?
In Fairfax and Loudoun County, approval for a deck, screen porch, sunroom or addition typically runs 4 to 8 weeks depending on the county queue and your HOA. We file everything — county submission, HOA package, utility locates and inspections — and we start construction the day the permit is approved. Any contractor promising to break ground in two weeks on a permitted project is either skipping the permit or telling you what you want to hear.
Do I need HOA approval too?
In most Northern Virginia communities, yes — and it's a separate submission from the county. We prepare the architectural package your HOA requires and submit it for you. Our crews are background-checked, which most HOAs and condo boards now require for access.
Who buys the materials?
We do — always. It's how we control quality and lead times. When a homeowner buys the materials, the contractor stops being responsible for what fails. We'd rather own that.
Is the 3D design really free?
Yes. No deposit, no design fee, no obligation. If you don't move forward, you keep the drawings. We design before we quote because it's the only honest way to price a custom build — and because most homeowners change their mind once they see it.
Is there a warranty?
Every project we build comes with a 1-year extended labor warranty, in writing, on top of the manufacturer warranty on the materials. Most contractors in this market won't put a labor warranty on paper at all — ask the other two companies you're talking to.
